Southern Comfort sits on a quiet dead-end canal in Holmes Beach with a private dock and direct access to the Intracoastal — drop a boat in behind the house and you're fishing the flats or running out toward the Gulf in minutes. It's the kind of backyard most island rentals only wish they had.

Mornings start on the water and end at the pool. Take the boat out, fish or explore the bay, then come back and cool off in the private heated pool. Evenings are for grilling poolside while the light goes long over the canal. When you'd rather hit the sand, park the car, walk to the beach or the bayside, and use the free trolley for everywhere else on the island.

The home is a true 4-bedroom, 3-bath with two separate living areas, so a full family or two couples aren't on top of each other. The king master has its own bathroom and opens straight to the pool and lanai. A second bedroom has a queen, a third has a twin, and the fourth is a bunk room with a full bed on the bottom and a twin on top — good for kids or extra guests. The kitchen is fully equipped to cook real meals, not just reheat takeout.

Here's the part to book early for: as of 2026, Southern Comfort was taken down to the studs and completely rebuilt — same layout and bed setup you see here, with an all-new interior and brand-new furniture throughout. Updated photos will be added as soon as the home is finished and styled; what you're seeing now is the prior configuration.

A note on the location and the stay: this is a canal/bay-side home on a residential dead-end, so the Gulf beach is a walk that is eight houses away at the end of the road. The tradeoff is a quiet street, your own dock, and trolley stops a short walk away. It's also a one-month-minimum rental, which makes it ideal for snowbirds, long family stays, and boaters who want to settle in rather than rush a week.

You are vacationing in a residential area, please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Quiet hours are observed from 10 PM to 7 AM.

Southern is a one month minimum rental.

Very comfortable, great location

"This was a fantastic place for two families with 5 pre-teens/teens. There was enough room for us all to spread out and we definitely needed the three full bathrooms. Kitchen was great and nicely appointed. Everything seemed to be clean and updatedZ. Loved the huge sectional and the additional TV area. We saw Manatee and dolphins every day in the canal- so much fun to watch! Lots of beach and pool items in the garage like chairs, etc. Suggestions: more towels and an update of the pool area. There were several broken tiles
And the cement and area around pool could use some work. We would absolutely stay here again!

Beautiful Home and Great Location

"We had a wonderful stay at this property. The brand new kitchen is beautiful. We hosted thanksgiving for local family and the home had everything we needed. I love that there is a new washer and dryer, tow refrigerators, two large bedrooms with their own bathroom and a hallway bathroom.

The sofa is very large so you can hang out comfortably with a large group.

It’s walking distance to the beach and a short trolley ride or drive to the downtown on the North or South end.

We walked to the beach nightly for the sunset. Just amazing.

Clean house and nice decor. The pool was clean and warm too. We will be booking this place again for sure!

"The home was so nice. It was very clean and we loved our stay. We were disappointed in the management company. Our gas tanks on the grill were both empty. The coffee pot was broken and when I called the lady didn’t even apologize.

A good experience

"This is our second year renting this house. It is a great fit for our family. It was disappointing to arrive with significant debris in the pool. After 2 phone calls to the management company and a drop in at the office, nothing was done to clean it out and make it useable. The rental company said they would send someone from maintenance but no one ever showed up and we waited until Wednesday for the regularly scheduled pool person to arrive. Very disappointing since it only took 10 minutes to remove the debris and make it swimmable.

"Doesn’t look like much from the road - but once you step inside you feel at home! Pool was perfect- and clean. Lots of bird friends came to visit in the back yard. Perfect location- walked 1 block for perfect sunrise every morning and two blocks for the perfect sunset every night!

Amazing property

"Wonderful property. The pictures accurately depict the property. Awesome location. 2 min walk to the beach, 1 min to the bay. Canal in the back is so much fun to fish! Master bed is super comfy. Double living rooms give everyone a chance to spread out. 4 doors to the fenced in backyard. The garage has the laundry, beach chairs, rafts etc. it is very clean. My only suggestion would be the place needs a garbage disposal.
You will be in walking distance to Walgreens, shops and restaurants. Great location, great island! Super friendly and safe. 20 min to St Armand Key, Sarasota. Awesome outdoor dining, all COVID space, masks mandated on the island. We will definitely stay in this house again!

Best location ever!

"Southern comfort is a gorgeous home. It is comfortable, relaxing and was perfect for our week. The home had everything we needed. Fishing off the boat dock in the back, great view of manatees playing in the canal, beautiful pool and in walking distance of the beach. It was **** and span clean! Gorgeously decorated. Beds and couches were amazingly comfortable. I slept very well. Naps and bedtime. I love the decor. Can’t wait to rent again!!

A little Southern Comfort

"Loved the house and the location, would love to stay there again. Not so pleased with the rental company. On arrival, the garbage cans were in the driveway and overflowing with maggots crawling everywhere. We had no TV and internet for the first two days, no response to messages left at the office until we called emergency number late Sunday evening. Wouldn’t have been a big deal, except it was pouring rain those days and we had a 5 year old and a 78 year old with nothing to do. First night there, tried to cook our steaks on the grill, both tanks were empty and we had to spend $25 to get a full tank. All this should have been taken care of by the rental agency, but wasn’t. Kind of put a damper on our stay. But we did love the location on the canal and saw manatees, a dolphin, and had fun fishing once the rain finally stopped. Beautiful home with awesome layout for extended family!

A Charming Visit

"We stayed at house 403 28th Street and had a wonderful visit. The location of the house is in walking distance and short bicycle ride to the beach, shops, restaurants and more, but on a quiet and not busy street. The manatees visited in the canal almost nightly and wild birds were an enjoy to watch. The house inside is clean, pleasantly updated and well supplied. Island Vacation Properties were fantastic to work with and great customer service. We will use Island Vacation Properties again!

Nice Home. Nice Location

"We stayed at Southern Comfort for two weeks.

The house is located about 200 yards from the beach. The beach in that area is very quiet and not crowded.

The house was very nice. Very spacious for four of us. The kitchen was large and contained all of the essentials for cooking. The bedrooms were all very nice with nice linens. The pool area was very comfortable especially after a long day at the beach.

Overall, I would highly recommend this property!
