Some homes are more than just a place to stay — they hold a story. Breakers 1 is one of the last true Old Florida beach homes on Anna Maria Island, standing on the Gulf while everything around it has been replaced with newer construction. After the 2024 hurricanes, the home was restored — new kitchen, fresh updates throughout — while keeping the bones, the character, and the feel that guests have been returning for year after year.

Step off the deck and you're on the sand. No streets to cross, no path to navigate — the Gulf of Mexico is right there. The private Gulf-front deck is where the day ends at Breakers 1, whether that means morning coffee in the quiet before anyone else is up or an evening watching the sun drop into the water.

The home sleeps six across three bedrooms. The master suite has a king bed, an en-suite bath, and Gulf views. The guest room has two twin beds — right for families with younger kids. The loft has a queen bed with water views — open loft with no door, worth knowing if you're traveling with light sleepers or anyone who needs full privacy. The living area has vaulted ceilings, original details, and smart TVs throughout.

The kitchen is brand new — one of the most tangible improvements from the 2025 restoration. Fully equipped for a week of meals at home. An outdoor shower handles the sand. The garage provides covered parking for one car with two additional spaces outside — rare for a direct beachfront property on AMI.

The walkability here is exceptional even by Holmes Beach standards. Publix is within walking distance. CVS nearby. The free Anna Maria Island trolley stops close by for exploring the full length of the island without moving your car. Guests consistently report parking on arrival and never needing their car again until checkout.

A 5% military discount is available — contact IVP directly to apply.

Breakers 1 requires a one-week minimum stay with parking for 3 vehicles. Not pet-friendly.

*Final payments are due 60 days prior to arrival payable by personal check or Echeck (which will incur a $1.00 processing fee) we do take
credit cards for final payment with a 3% fee on the balance due.

You are vacationing in a residential area, please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Quiet hours are observed from 10 PM to 7 AM.

Awesome place to stay

"My wife and I had reservations for Beach House Resort #3 for this same time but due to heavy construction happening on that location Amy reached out to us to let us know this would be happening and instead of just leaving us at the beach house location Amy did some checking and found the Breakers 1 location for us so we would avoid all the construction noise, and boy did she hit it out of the park. Breakers 1 was an excellent choice, very nice property and really close to the beach and is very well stocked with towels, wash cloths and anything you would need to prepare meals in the huge kitchen, it is a quiet residential area and everyone there seemed very friendly, we have been coming to Anna Maria island for years and we have now found a new management company to go through for any future rentals.

Best Beach Vacation ever!!!!

"This house is awesome!! It sits only steps from the beach and is beautiful inside and out. They thought of everything. The Chaise lounge by the front windows was my happy place all week to read and watch the ocean. Well equipped kitchen and beds were comfortable. You can watch the sunset from your deck! It was spotless clean and refurbished. We will be back!

Great location!

"Breakers 1 was in great condition and couldn’t beat the location being right on the beach with a small private beach outside your door. So happy for the deck too with umbrellas ( a must need). The hose to spray off your sandy feet right before stepping onto the deck was an awesome feature as well as the hose and outdoor shower by front door( although my sister and I came home late one afternoon to seeing two people finishing up using the outdoor shower with soap. The House is located right by public beach access just fyi, but we knew that from the pictures posted about the house so not a big deal to us. House was very clean and came with small dish and dish pods as well as bar soap for each bathroom. Wish the second bathroom downstairs would have had a larger shower- washing hair and shaving was quite difficult and my sister is small. Overall, you can’t beat the location with restaurants, Walgreens, Dollar Tree, Publix, and souvenir shops being within walking distance. We had our groceries delivered which were waiting for us before we checked in- loved that option but a bit pricey but worth it. It was an awesome house for two people.

Beautiful Beach House!

"We just finished our 12th stay at Breakers 1, managed by Island Vacation Properties. The Hurricanes were pretty rough on the island and especially island properties. We spent a month here and were anxious to see what we consider “our” beach house. Between the owners and Island Vacation Properties, we were not disappointed. As soon as we walked in the back door, we were hit with a fabulous view of the Gulf through the dozen windows facing the water in a panoramic view, plus miles of gorgeous white sandy beach. The owners had put in all new quartz counter tops, new appliances and new flooring as well as other updates. It was bright, clean, and perfectly located in the center of the island. Close to everything we need, it sleeps 6 very comfortably with 3 bedrooms and 3 baths. Island Vacation properties does a fabulous job of taking care of this property and if anything is needed, they take care of it the same day. I believe Breakers 1 may be the BEST all-around vacation rental on the island. Five stars!!! Frank J. St Paul MN

Anna Marie Breakers

"I wish I could give this review more than a 5. You cannot beat the location of this home. It was immaculately clean upon arrival. It was indeed the best stocked kitchen of any vrbo we have stayed at.
The beds were comfortable. The layout allowed for "down time" and together time. The deck afforded us morning coffee looking out on the Gulf and evening drinks while we watched sunset.
The only "downside" which was beyond the control of the owner- was roof constuction on a home two doors down which started at 7am and lasted the entire day til after 6 pm. Also-we experienced a lovebug swarm on the deck on Thursday and Friday limiting our time out on the deck.
We would highly recommend this property for anyone looking for a wonderful beach location along with the convenience of a supermarket less than 5 minutes away.
I would also tell you that we saw dolphins almost every am. We did a sunset cruise to "dolphin watch" and only came across 2 dolphins at the very end of the ride.
It was a very lovely and much needed vacation for myself and my family.
We were even accommodated linen wise due to allergies. We could not have asked for more and would love to return.
The owner is very blessed to have such a lovely home.

"Loved our stay at Breakers! House is beautiful, location is amazing, sunsets were gorgeous! House was super clean, is well appointed, kitchen is fantastic! Would've liked a throw blanket or two, and some games/puzzles/books for nighttime fun, but otherwise we loved our stay! The house doesn't tell you but there are about 8 beach towels, chairs and some toys in the garage!

"This well-appointed home is right on the beach. Very nicely furnished. Kitchen has everything you need to cook in. The deck is a great place to watch the sunset. The spiral staircase up to the loft is a little awkward but doable. All in all a great property.

"The location could not have been any better. We wanted to be on the beach and we were just steps from being on the beach and in the water!! Would like to see a few basic items in the kitchen to cook with. Also, as mentioned in other reviews, the 2nd shower is way too small.

Sunset Beach House

"This is a nice beach house, great location. Just a few steps from the gulf with a private little beach area just outside the house. You can watch sunsets from the living room! The house had everything we needed for our stay. It is walking distance to some places to get breakfast and coffee. Also a Publix grocery store is just down the street.

We would definitely stay here again!

Some things to note:
A safe would have been nice to have.
The loft (3rd bedroom) is not closed off, so it might be difficult for someone to sleep up there while people were in the living room.
While this house is technically 2 and a half baths, the one bathroom’s shower is a 3’ by 3’ shower stall. Very difficult for an adult to shower in.
There are two (maybe 3) outdoor parking spots and one parking spot in the garage. Although it is a very tight fit in the garage.

Week vacation with two small children

"We had a great time staying at Breakers 1. It was super convenient to be so close to the beach. Our baby monitor even reached the house from the beach! There is no bathtub but our kids were fine to use the showers. Great location next to cvs and groceries. Be sure to get to the beach early and set up because it’s right next to the public beach entrance and other folks tend to set up right in front of the house if there’s nothing there!

Location, Location, Location!

"This house is the most perfectly situated house on the island- right on the beach! We spent many hours sitting in the "front yard" looking at the ocean with our feet in the sand. The hosts were wonderful to work with and even ordered corn hole bean bags when we found the boards in the garage! You won't be disappointed if you choose to stay here!

"Just completed our 8th stay at the breakers , it was 5 great weeks. The home was very clean and in great shape including all accessories for cooking, eating, playing on the beach which is only 12 steps from the front deck. Management, Island Vacation Properties was immediately available when we noticed the A/C wasn’t working. Within an hour the had some one out to look at it and the next day the entire unitwas replaced. Both the owners and management company are great to work with.
We are booked or next year too......Love it

"We had a great stay. The location was perfect, right on the beach, but still afforded some privacy! The house was exactly as described. It was very clean and well maintained. "This home is as beachfront as you can get! In less than 20 steps your feet are in the white sand of AMI! The house is clean, well-stocked kitchen and within walking distance of grocery, drug store, etc. A few updates are in order (one window lock wasn't functional and glass slider is hard to open/close- but overall a great place to stay if you want to be close to the beach!

Location, location, location!

"House is a bit quirky but after spending time on the beach and being able to go in and out like it's (the beach) your back yard we quickly fell in love with the house. Has everything you need for cooking and was great for our family Thanksgiving. It could benefit from a gas grill vs the 2 charcoal grills.
I don't want to nit pick but aside from the beach the view out the living room windows is the biggest selling point. They need some work as 6-7 of the 10 windows have condensation between the panes and are foggy. Some of the blinds are broken and add to the interruption of the view. For the price of the rental those should be fixed. Overall we had a blast and would come back.

Great getaway!

"The house was in a perfect spot! We parked the car the first day and didn't have to get back inside the entire time. The house provided so much space inside and out for the kids to play. The beach items provided were so much fun!

The only negative thing I have to say about the home is there were a few minor cosmetic things that should be addressed but nothing that hindered our time there.

We would 100% stay there again!!

"Love this house and how convenient it is to the beach. Overall the house was clean, but it did have many things broken--Someone broke the outdoor umbrella on the porch so it made it difficult to sit outside for dinner, etc. I guess the previous guest broke a beach umbrella and chair and just left them out in the middle of the back yard. The bedroom blinds were broken and were repaired with duct tape. Overall the house is showing wear and tear and was not as nice in appearance as it has in years past when we stayed there. Overall though, we had a fantastic stay.

"Been staying here for 7 consecutive years, fabulous view, west facing to enjoy sunsets every nite, private yard , with only steps through sugar sand beach to the Gulf.
The place was spotless when we arrived, and the owners have all the amenities you'll need for a wonderful relaxing stay. Use of the garage is a plus..
Island Vacation properties is very quick to respond to any question or need you may have. The property is centrally located on the island and close to restaurants, grocery stores , shops etc.
Our family loves this place and would highly recommend it .. 5 stars

We had everything we needed in the kitchen, and the bedrooms were all very comfortable. The house was spotless inside. We enjoyed all the outdoor amenities from the beach chairs and new deck to the outdoor shower. Grocery, drug store and other shops were conveniently located less than 5 minutes on foot. Island Vacation Properties was easy to communicate with and obviously takes great care of the house. We appreciated having extra light bulbs on hand when needed and a generous starter supply of washing machine and dishwasher detergent, dish soap and toilet paper. We thought the house looked even better in person than the photos depicted. We also noticed some nice aesthetic updates inside. Overall, the house is decorated with a great balance of style and function. Something guests should be aware of: this property is right next door to a public access beach entrance. Depending on the time of day/year, this means you may see people come and go all day who are not staying on the beach. The beach area directly in front of the house will be used by the public and they aren’t particularly concerned with leaving any room for the people who are actually paying to stay there. It wasn’t a huge deal for us, but it is worth noting. Some very minor suggestions: *more plastic cups and less glassware in kitchen would be nice *a couple of the white beach chaises could be replaced *doormats at all entrances to house would help control tracking of sand and water (we couldn’t wipe our feet on rainy days) *an updated “smart” tv in the master would be nice (the kids used the family room tv a lot, so mom and dad watched in the bedroom but had no access to Netflix, etc) *a few kid friendly beach supplies such as a boogie board, sand toys and umbrella would’ve made a big impact on this family of 5. Recently had a foot surgery, I needed a place that didn’t have lots of stairs (like most beach houses... This house had only 4 stairs to enter the house. My favorite place in the house was the chaise lounge that was placed near the ten curved windows that overlooked the gulf. This house on Anna Maria Island provided the best beach vacation ever! I hope to go back again one day!

"Our family had a great time at Breakers 1! Great location within walking distance to Walgreens and a short drive to Publix. Just steps from beach. Comfortable home, well stocked kitchen. Loved that there were hoses outside every entrance to prevent tracking sand into the house. Outdoor shower would have been great if it were covered but nice none the less. Beds comfortable. House clean. I think my only negative was the bathrooms were somewhat uncomfortable. Small bathroom has very small shower and large bathroom has open shower with water splashing everywhere. Not a big deal. Beautiful beach views from living room. Management quick to respond from the moment we reserved to the moment we left. Overall a wonderful time.

"Excellent, Island Vacation Rentals were very attentive to any and all our needs. The home was clean, great location , off sreet parking with a fabulous view. Sandy beach out our front door with a nice deck to have coffee each morning. Only steps to grocery stores fine restaurants hardware storesanything you needed. It is also a two minute walk to catch the free trolly that runs the length of the island

DECK WAS IN HORRIBLE CONDITION WITH MUTIPLE SCREWS STICKING UP! VERY DANGEROUS FOR A BEACH HOUSE WHERE YOU TYPICALLY DON'T HAVE SHOES ON
DECK ALSO HAD A SAG WHICH CAUSED A TRIPPING HAZARD GOING IN AND OUT OF HOUSE
SLIDING DOORS WERE VERY VERY DIFFICULT TO OPEN AND CLOSE (OLD AND HEAVY)
SCREEN ON DECK SLIDER WAS FLAPPING HAD TO REINSTALL THE RUBBER HOLDER, BOTTOM HOLDER WAS MISSING
SIDE DOOR HAD TO LOCK TO STAY CLOSED
A MAT ON DECK TO WIPE YOUR FEET WOULD HAVE BEEN NICE TO ELIMINATE TRACKING SAND INTO THE HOUSE AND REQUIRING CONSTANT CLEANUP

Breakers holiday reunion
