Half a block. That's the distance from Bollinger Duplex A to the Gulf of Mexico — one of the shortest beach walks in northern Holmes Beach. Walk out the door, cross the street, and you're on white sand with miles of beach stretching in either direction.
The location is the whole story here. Northern Holmes Beach is the quieter end of the island — residential, unhurried, and away from the busier stretches closer to Holmes Beach center. Guests who find this end of AMI tend to come back for it specifically.

Sleeps six across two bedrooms plus a den. The master has a king bed. The second bedroom has two twins. The enclosed den has a futon — a flexible space that works for kids, overflow guests, or a private reading room when nobody needs it for sleeping. The living room sofa bed handles a sixth guest comfortably. Three full bathrooms means the morning routine never becomes a bottleneck for a group of six.

The furnishings have been updated and the space is comfortable and well-configured for a week-long stay. A full kitchen handles meals at home. A shared laundry room on the property means packing for a week doesn't mean overpacking. Carport parking keeps one car covered and out of the sun. Keyless entry means no key pickup, no key return — just arrive and walk in.

Pets are welcome. There is no fenced yard — worth knowing if you're traveling with a dog who needs a contained outdoor space. The beach and the surrounding neighborhood are excellent walking territory for leashed pets, and the half-block Gulf access makes morning and evening walks genuinely easy.

The free Anna Maria Island trolley stops nearby for exploring the full length of the island without moving your car once you've parked.

Bollinger Duplex A requires a one-week minimum stay with parking for two cars.

You are vacationing in a residential area, please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Quiet hours are observed from 10 PM to 7 AM.

*Final payments are due 60 days prior to arrival payable by personal check or Echeck (which will incur a $1.00 processing fee) we do take
credit cards for final payment with a 3% fee on the balance due.

"Wonderfully roomy unit in quiet neighborhood. Across from sugar sandy beach. We hiked along the shore for hours picking up shells, watching dolphin put on a show for us as they were feeding with pelicans competing for the fish, and stunning sunsets renewed each evening. When I saw something like a small tentacle waving on the shore, I discovered it was a sea horse that had washed ashore and was trying to return to the sea. I quickly placed it back into the water as far as I could, but what a magical moment! The unit has a great washer & dryer which is shared in what is the 3rd bathroom of our unit in a separate area which we never used. Large smart TV and good internet. Since we were there for a month, I immediately alerted IVP to plumbing and drain problems. They always respond rapidly, which why I like to rent through them. Beds & pillows were great. Couches in livingroom and futon in sunroom sink so low when you sit in them that your knees are almost at chin level. Not good for your back. Except for that and need for TLC to refresh the unit, I'd have given 5 stars. The IVP rental company staff is personable and rapid to help. This is the 4th time I've rented through them and will again.

"The house is spacious and roomie and very close to the water. It is a little dated, but the size of the property makes up for that. Simple things like cookie sheets and proper size coffee mugs could make a difference.

Bollinger House side A

"We have been vacationing in Holmes Beach, FL, for over 10 years and usually stay in the Walker Cottage on Avenue F, which we’ve always been very happy with. This time, we stayed in the Bollinger House and it was wonderful. The house offers two master bedrooms, a full kitchen, a third bathroom in the laundry room, and both gas and charcoal grills. We loved the patio with its table and chairs, the carport, and the abundance of beach necessities provided. The yard is great for walking your dog. The only recommendation we have is to add a blender for the kitchen. We are looking forward to our next stay at the Bollinger House!

Beautiful location

"My son flew in from Mckinney Texas [above Dallas ] with his wife for a week they really enjoyed his stay .He loved the Rod and Real for dinner and breakfast , enjoyed the ugly Grouper they were playing Rggae music but they and my wife and I loved the beach and how close it was.But the deciding reason was I could bring our Bessie she is 7 years old dog we adopted last July from SRQ Human Society loved everything exsept the tv's in bedrooms would not work but I figurde out how to operate the living room ,I do not like Spectrum everytime I turned the tv it would take 20 to 30 minetes to down load to watch .every thing else was fantastic.Would stay again and tell friends and family about it.

"We had a great 2 week stay in Bollinger A. The only issue we had was the Wi-Fi connection didn't work but the staff responded quickly to our problem. Turns out it was a Spectrum issue. The patio furniture especially the chairs need to be replaced because the seats are broken

Christmas on Holmes Beach

"We have stayed at your home in both units. We have always loved our stays. It is a convenient location to everything. If I had one complaint, it would be the cable system, we couldn't get any basic channels. ABC,CBS,etc for football.. We love it there!

"The property was very close to the beach (1/2 block.
It was a ranch style, so there were no steps to climb.
The rooms were large and comfortable, especially the bedrooms.
The living room furniture was a little worn but comfortable.

We would stay there again!

Snow to Sand Holiday 2021

"Island V.P. is a great agency to work with. They were very helpful in finding a location that was very near the beach and pet friendly. This home is just like going back to Grandma's cottage in 1962! The best thing about the home is the beach proximity and the 3 baths, especially the one in the laundry room as it was super convenient for kiddo's. It is a great place to be if you are spending most of your time outdoors, but if you have bad weather or are an indoor person this is not the home for you. The kitchen appliances are from the 1960's and do not work well but the outdoor grill was a life saver. The furniture is dated and not very clean. The beds were comfortable and the linen was all clean. The A/C worked well thankfully as many of the window screens were damaged and some windows did not open. The entry door is not very secure, but thankfully this island is very safe and quiet. I would recommend this home for a 7 day stay or less. The best thing is the beach proximity as in half a block you are on the sand and we had a great time with sunny 75 degree weather for Christmas week. I hope that Island VP can encourage the owners to make the needed updates along with a fresh coat of paint on the walls and the wood trim on the interior of the home....Cream walls and light island teal trim would make this place the jewel that it has to potential to be along with kitchen updates. I will say that the kitchen had every possible utensil or tool needed.

Sand Instead of Snow for Christmas

"The cottage is like returning to Grandma's house in the 1960's. It has a great vintage vibe and a super location to the beach which is where we were. We were not inside much except to sleep, shower and cook. The 3 baths were great especially the "wash house" bath which was just like my Grandma's too. The kitchen appliances need to be updated and the interior walls and trim all needs a fresh coat of paint. The A/C worked well thankfully as the window screens are mostly torn and some windows could not operate either. The gas grill was a lifesaver for dinner prep as the stove does not work well at all.I would recommend the home for a 7-10 visit tops. A month in it would not be enjoyable. Area rug in living area needs to be replaced too. NO steps was a plus to access the home. If you don't want to be indoors a lot this place is fine for a week.

"The space is great and location; we have stayed several years and always been pleased. This year the house was dirty - there was food on the chairs in the kitchen and dirt on the floors. The refrigerator door handle was missing as was the second bathroom's toilet seat cover. Great location but very poor general condition of the house and the cleaning staff needs retraining

Bollinger stay at Anna Maria

"What a wonderful time we experienced at Anna Maria Island, the beach was 3 minute walk to the beach. The weather was perfect, good local restaurants, beautiful sunsets.
The Bollinger rental was clean, well maintained with plenty of pans, plates and utensils.

Vintage Privacy Minutes Away From the Beach

"Although this is a duplex, we felt like we had complete privacy since the entrances are on opposite sides of the property. The location was perfect - although we were initially worried about the traffic on the main road and being across from the bus stop - the sweet neighborhood and the closeness to the beach far outweighed those concerns.

The property was clean and bug free.

It is obviously an older home, which we appreciate. You have the feeling of being in a beloved home that has welcomed multiple generations; books and games filled shelves, blankets in closets, a well-equipped kitchen, beach floats in the laundry room (as well as a third bathroom!) Loved the vintage tiled bathrooms and the aqua bathtub. Tile floors throughout made sweeping the sand out easy.

Everything was on one floor - easy in and out with a dog and a toddler. Carport has an outdoor table and four chairs; around the corner is a spray hose and an outdoor shower.

Both bedrooms are spacious with large walk-in closets with lots of hangers (we set up our toddler's pack and play in one) and a whole wall of counter space, drawers and mirror. Wonderful!

Only upgrades I could recommend would be a fresh coat of white paint on the interior walls and cabinets, gray paint on the stained wooden doors and trim, and reupholster or slip cover the sofas. Leave all the vintage light fixtures and the formica - such great vintage charm! (We designers cannot help ourselves from re-designing!)

Loved this house. And thank you so much for allowing (larger) dogs! It was a perfect family vacation!

Location is Perfect!

"We LOVED the location of this property. The property has such great potential to be an awesome rental. Bedding and towels are very nice, but everything else is very tired and worn! The stove is on its lst leg, the furniture is badly stained, the sunroom could be such a wonderful space but is a room that you just dont want to spend time in because of the furnishings. It needs updated pans and cookware. It has great space and light. With just a few updates it would be perfect!

Cozy, comfortable & spacious duplex in a great location

"This gem is an older duplex that features lots of windows & natural light but also has blinds for evening privacy.This unit has comfortable but somewhat dated furnishings. Great beds & bed linens ; plentiful, plush, beach & bath towels. Good size kitchen but could use a new set of pots & pans if you plan to do any serious cooking. There is a shared laundry rm with large capacity washer & dryer just outside the back door. The best thing about this unit is it’s great location, just a short walk to pristine beach, trolley stop right across the street & it is in a very quiet walkable neighborhood. Rental agents were great to work with. We would definitely like to come back again!!

All original, but awesome location for our family

"We have stayed here 3 times because it's location is soo close to the beach and easy to get to both Pine Street and restaurants around 50th. We know it is all original appliances and not updated, but ok with that since always very clean. We are here to enjoy the beach not looking for 5 star kitchens. That said, I do think it is time for a new dishwasher and refrig. The dishwasher didn't automatically open to let the soap out and it is sooo loud. The refrig if you put any water or sodas in the door portion it wouldn't stay latched closed as it couldn't carry the weight even of 2 water bottles. Also, could use a few different kitchen items like a baking sheet and more glasses. I would stay again just because the location and price are great!

"Every year my family takes a trip to Ana María Island and we hate having to stay far from the beach. This home was perfect! Literally 3 minute or less walk to the beach! This home has all the amenities needed for a big family (loved that we didn’t have to share bathrooms ��). My children enjoyed the comfy beds and the fact that there was a tv in each room. Linens were very clean, kitchen and bathrooms were sparkling. I recommend this home to all families especially with little ones that take naps in the middle of the day. Thank you again for such a relaxing stay! Can’t wait to book soon!
