VRC16-000492 Gulfsands Condo #201, located at 4200 Gulf Drive in Holmes Beach, is a beautifully furnished two bedroom, two bath condo directly on the beach. It's in a popular Gulf front complex with a large heated pool, elevator and undercover parking. This complex is located adjacent to the Manatee Public Beach to provide added activities for the children as well as a lifeguard protected beach. It's centrally located in Holmes Beach so you can easily explore all that Anna Maria Island has to offer. The very large pool area has just been updated and provides lots of room to sun bathe and also offers a very large covered area if you want to just relax in the shade with a book after a stroll on the beautiful beach. Enjoy the sunsets over the beach from the open porch.

This unit is immaculately kept and supplied with lots of extras! There is a 42" flat screen television in the living room. The main bedroom has a 36" television and the guest bedroom has a 21" television with a DVD player. There is a full size stack washer and dryer in the unit. It boasts a brand new kitchen with new appliances, kitchen cabinets and granite countertops. Even the master bathroom has been totally renovated. Of course, it offers wireless internet with the expanded cable package and free domestic long distance calling.

Gulfsands #201 will sleep six with a king size bed in the spacious main bedroom while the guest bedroom has twin bunk beds as well as a queen size bed. This is a premier Holmes Beach vacation rental. You'll love it!

Gulfsands is a one week minimum rental.

Parking is limited to two vehicles only.

RENTAL DOWN PAYMENT: Reservations require a 25% nonrefundable rental down payment. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $75.00 non-refundable processing fee. Final payments are due 60 days prior to arrival. For your convenience we now accept E-checks which will incur a $1.00 processing fee, you can also send a personal check for final payment.
TRAVEL INSURANCE:
Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.

The condo was beautiful and so very well kept. It had everything we needed to enjoy our stay. The owners even supplied beach chairs, umbrellas, sand toys, and a beach cart. The beach is just a short two minute walk from the condo through the path. The pool was large and heated. Everyone at Island Vacation Properties was wonderful and really helped us enjoy our stay. We spent our evenings watching the beach from our balcony and our mornings enjoying coffee watching the sunrise. The public beach is right next door and a great way to get a cocktail, quick meal or just to meet some very nice people.

IVP is awesome to work with, this is our 4th time staying with them and no problems ever. We can't wait for our next vacation, miss AMI already.
