Bay Watch Condo is a smaller sixteen unit complex located at 1301 Bay Drive North in Bradenton Beach in a much sought after complex. It's a direct Bay front condo with a boat dock, tropical, heated pool and undercover parking. Full bay views from the living room, kitchen and master bedroom bring the beauty of the Intracoastal Waterway into full focus. Bay Watch is hidden away and quiet so if you're looking for tranquility - this one's for you! While it is located directly on the bay the white, sandy beaches of the Gulf of Mexico is less than one block away.

This beautifully furnished unit has just been refurnished and offers every possible amenity for your convenience and comfort. New additions include high speed internet with expanded cable. You can have your morning coffee watching the sunrise from your private open lanai over the bay or drop a line from the dock and catch dinner.

This unit will sleep six with a queen size bed in the main bedroom, two twin beds in the guest bedroom and a sofa bed in the living room. There is a new 39" television in the living room with a DVD player and a new 24" television in the master bedroom. There is a full size washer and dryer in the unit.

Bay Watch Condo is a one week minimum rental.

Parking is limited to two cars.

RENTAL DOWN PAYMENT: Weekly reservations require a $500.00 nonrefundable rental down payment. There are a few higher end properties that do require a minimum $1000.00 nonrefundable rental down payment. Reservations of 28 days or more require a $1000.00 rental down payment. If you are renting multiple units within a complex or duplex a $1000.00 rental down payment is required. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $75.00 non-refundable processing fee. Final payments are due 60 days prior to arrival. For your convenience we now accept E-checks which will incur a $1.00 processing fee. You can also send a personal check or pay by credit card which will incur a 3% convenience fee.
SECURITY DEPOSITS: There are two options:
1. You can purchase the Vacation Rental Damage Protection for $50.00 when making your reservation. More information can be found at www.vacationrentalinsurance.com/g10vrd
2. You can pay a $1500.00 Security Deposit that will be refunded to you two weeks after you check out and the property is inspected to ensure that no damages have occurred.

TRAVEL INSURANCE:
Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.

We recently stayed in this condo and enjoyed the setting and the beautiful view of the bay! This was our first stay at Baywatch and we noted that the condo was clean, albeit in need of TLC in general. There are also some specific problems that need to be addressed. The master bath sink is so slow that we stopped using it in favor of the other bathroom. The sliding door in the master bedroom leading to the lanai, only opens a few inches before it gets stuck and cannot be pushed open further. The mattress must be very old as we kept rolling to the center of it, and the rug in this room needs to be cleaned or replaced.
Moving on the the main living area, the other patio door generally was ok, but did get stuck open at one time, requiring my husband to work on getting it closed, which was no easy task. The screen slides with difficulty, as you need to pull it open and shut with two hands.
We used the stovetop with no problem, however the oven will not hold a temp and finally just refused to go on at all (probably needs a new thermostat). This was pretty inconvenient as I had intended to use it to make dinner that night.
Other issues were more minor with this one exception: we stayed at Baywatch in part due to its no-pet policy. However. while sitting on the lanai or lounging poolside, the grassy areas adjacent were being utilized by quests of Tortuga to allow their dogs to do their business. In fact, Tortuga places their doggie bag station directly across from the grassy area at Baywatch! This was not the most pleasant situation.
So to sum up, I would stay here again only if the above issues were addressed. It is really situated very nicely but desperately needs some attention.

Thanks for calling today regarding your review. We appreciate the feedback you gave us and after speaking with my maintenance department I wanted to share the following with you based on your comments on the check out evaluation-


The owner has already replaced the mattress and he has picked new tile for the bedrooms.





We took care of the slow drain after your check out. We did send out an appliance repair man to look at the stove and there does not seem to be any issues with the oven temperature, he was able to get good temperature readings.





The sliding doors are an association issue and the owner has been working with the association to get that fixed for some time now. We sent someone out to fix what could be and the rest has to be taken care of by the association.


The only thing we can't do anything about is the doggie bag station.


We do welcome and want the feedback from our guests and do read the check out evaluation sheets. In the future if you have any issues at all please give us a call during your stay so we can make sure to get them addressed.
