A: Once you’ve decided on a property you can reserve it yourself online on our secure website or contact us by either email or phone to secure your unit. After you have booked you will receive an E-Contract requiring your E-Signature. Please note your reservation is not confirmed until we have your electronic signature on file. A: We require a 25% rental down payment by credit card on all reservations. Travel insurance is available and strongly recommended but it is not mandatory. This down payment amount is applied toward your final rental balance which is due sixty days prior to occupancy. If booking within 60 days of arrival payment is due in full at time of booking.

A: Final payment is due 60 days prior to arrival, if you have booked within 60 days of arrival payment is due in full at time of booking. Final payment is made automatically by E-Check. Please be sure to update us on any account changes prior to the 60 days. Any bank fees for closed or inaccurate account information will result in a $35.00 fee charged to the card on file.

A: Cancellations more than 60 days prior to arrival are subject to a cancellation fee of 50% of your initial down payment. Cancellations made within 60 days of arrival will result in forfeiture of all funds paid. Cancellations must be in writing by email to rentals@islandvacationproperties.com. You can also call us to let us know your intent of cancellation and incoming email for cancellation. A: Check in time is after 4 PM. We make every effort to ensure that your unit is ready by 4:00 but on extremely busy check out days, a slight delay may occur. We can not offer refunds for properties that are not ready by 4:00.

A: Call our office a few days prior to your arrival. If your unit is ready you may check in early. If we have other guests checking out the day of your arrival we do need adequate time to prepare the property for your stay and an early check in may not be possible.

A: Most of our properties are keyless entry, you will find all check in information in our Guest Hospitality App. Once you have electronically signed your rental contract you will be sent an invitation to download the app. It is important that you have this so you can have a smooth check in and access to property specific information.

A: The property address as well as our office address are located on your E-Contract.

A: Each of our properties provides all bed and bath linens required for your stay. Each kitchen is fully equipped with pots and pans, dishes, and basic essentials. Coffee pots, toasters, irons and microwaves are provided in all units. Most properties provide beach towels, other beach items are at the owners discretion. We provide a starter pack of dish soap, dishwasher detergent. Each bathroom will have one roll of toilet paper and a small hand soap. One roll of paper towels and some trash bags are provided. Please remember that you are renting a vacation home, it is not a hotel and we are providing starter items only.

A: Check out time is by 10 AM. During our busiest times of the year we do need to adhere to this in order to have time to prepare for incoming guests. If you have a late flight please contact our office.

A: Normal cleaning is provided on the day you check out. We ask that before you check out all dishes be cleaned and put away and all trash be bagged and put in the outside receptacles. Please turn the air conditioning up to 85 degrees in order to save on electricity. Please return any moved furniture back to it's original location. Do not strip the beds. Any unit keys that you were given at check in must be returned to Island Vacation Properties at check out. Of course, before departing be sure that all doors and windows are locked. Any lost keys will be charged a $25.00 replacement fee to the card on file.

A: None of our rental properties allow smoking indoors. We ask that you please smoke outdoors and responsibly discard any smoking debris. There are some properties that do not allow any type of nicotine use anywhere on the property.

A: We do have many pet friendly units that are indicated on our website as such. We allow one pet less than 25 pounds with a $150.00 non-refundable pet fee. Rare units will allow multiple pets or larger pets. It is important to note that local ordinances prohibit pets on our beaches. Pet owners will be ticketed and fined if pets are taken on the beach.

A: Service Animals must remain with the guest at all times and must never be left unaccompanied at the property. Emotional support animals (“ESA”) are not exempted from our Pets policy and the same requirements and limitations apply. Claiming a pet as a service animal, when it is not, is a criminal offense. Examples of suitable information are described in § 413.08, Fla. Stat. (2020). As a reminder, the statutes also provide criminal penalties for false representation in this matter.

A: All of our rental properties provide telephones for your convenience. Local calls are free of course. All of our properties now provide free domestic long distance calling. You can check our website or call our office to see if this service is provided in the property that you’ve rented. All units provide free Wifi. The network name and password can be found on the front cover of the Welcome Book in your unit. If you have any questions you can also contact our office.

A: Should you have a serious medical or life threatening emergency please dial 911. If you have a rental emergency after our office is closed, call 778-1000. We have an agent on call 24 hours a day. Please note that this is for emergencies only. Any non-emergency issues will be dealt with on the next business day.

A: If you lock yourself out call the emergency number above. After hours lockouts are subject to a $25.00 service fee to be paid immediately and directly to the agent who retrieves your keys for you.

A: Island Vacation Properties reserves properties on a “first come, first serve” basis. We cannot offer the right of first refusal. We do take reservations up to two years in advance. If you want to reserve a property for future years please contact us and we will be glad to assist.
