Westbay Cove 208 located at 600 Manatee Ave West in Holmes Beach is a picturesque and luxurious one bedroom one bath bay front condo on Anna Maria Island which features gorgeous views of the Tampa Bay. From the spacious balcony, you can enjoy breathtaking sunrises over the bay and spectacular views of the Sunshine Skyway Bridge. Guests can either swim, kayak, or fish from the backyard. If you're a nature lover this condo is for you, as you can see beautiful birds and dolphins from inside the condo. The condo is conveniently located only a short, five minute walk to white sands of Manatee Beach, Publix super market, CVS, shops and numerous restaurants. With easy access to the free Anna Maria Island trolley, a car is not needed.

The condo is approximately 900 square feet and with the sliding glass doors looking out to the water it has an open and airy feel. It has been recently furnished with a plush sofa set which includes a queen Serta pull out bed, two comfortable Tuft and Needle queen beds, a brand new washer and dryer, as well as an updated kitchen.

The condo is equipped with free wifi access. There is a 50" flat screen television in the living room with a Blu Ray player and a 32" flat screen television in the master bedroom. Westbay Cove features two heated pools, an outdoor sitting area, and a tennis court. With the waterfront view, convenient location, and comfortable furnishings you'll never want to leave this beautiful space.

Westbay Cove is a one month minimum rental.
Condo application is required.
Parking is limited to two vehicles.

RENTAL DOWN PAYMENT:
Weekly reservations require a $500.00 nonrefundable rental down payment. There are a few higher end properties that do require a minimum $1000.00 nonrefundable rental down payment. Reservations of 28 days or more require a $1000.00 rental down payment. If you are renting multiple units within a complex or duplex a $1000.00 rental down payment is required. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $75.00 non-refundable processing fee. Final payments are due 60 days prior to arrival. For your convenience we now accept E-checks which will incur a $1.00 processing fee. You can also send a personal check or pay by credit card which will incur a 3% convenience fee.

SECURITY DEPOSITS: There are two options:
1. You can purchase the Vacation Rental Damage Protection for $50.00 when making your reservation. More information can be found at www.vacationrentalinsurance.com/g10vrd
2. You can pay a $1500.00 Security Deposit that will be refunded to you two weeks after you check out and the property is inspected to ensure that no damages have occurred.

TRAVEL INSURANCE:
Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
