The Absolutely Perfect Beach House, located at 3009 Avenue F in Holmes Beach is just that - absolutely perfect! This spectacular four bedroom, three and one half bath gulf front home with an extra media room. It has its own private beach and heated pool has just been built. This beautiful home is hidden away on a dead end street, away from it all yet close to shopping and restaurants.

A private heated pool lies secluded in the tropically landscaped yard. This special pool even features a built in table and benches for relaxing after swimming as well as a shallow area for young children. At poolside there is a large outdoor kitchen featuring a refrigerator, built in grill, sink, shaded eating area and a large flat screen television. The front of this home features a private beach leading out to the shimmering waters of the Gulf of Mexico. A pristine beach stretches for miles in either direction! Enjoy the romantic sunsets from virtually every room.

There is a rooftop observation deck that features panoramic views from the Gulf of Mexico to the Intracoastal Waterway. The decks off of the living room and upper level feature clear glass railings so that your view of the Gulf is not impeded. This superior home features a spacious gourmet kitchen with upscale appliances and marble countertops overlooking a large living area and out to the beach.

The Absolutely Perfect Beach House also features a single car garage, elevator, many walk in closets as well as a full size laundry room complete with laundry tub. More special touches include crown molding throughout, tray ceilings in the upper level, travertine marble floors, vessel sinks in all of the bathrooms and exceptional wood trim and doors. The master bathroom features a large soaking tub, double vessel sinks, and a walk in shower with a rain head and well as four body sprays. There is a ground level media room that has a king size bed and a panel of sliding doors that look out to a private seating area and onto the private beach.

This home has been decorator furnished with top of the line furnishings and amenities. It will sleep ten comfortably. There is a master bedroom on the first level with a queen size bed. The upper level has a master suite with a king size bed, a queen bed in the third bedroom and a queen bed in the fourth bedroom. The ground level media room has a king size bed. The living room as well as every bedroom will have a flat screen television. Naturally, the expanded cable television package is included with wireless internet and free domestic long distance calling. Everyone in your family will find their niche here, whether it's reading a book while overlooking the beach, sunning by the pool or enjoying a family game night in the media room! Don't delay - a home as beautiful as this will book quickly!

The Absolutely Perfect Beach House is a one week minimum rental and does require a $1000.00 nonrefundable down payment at time of booking and a $1500.00 refundable security deposit with final balance.

The maximum number of vehicles allowed is four.

RENTAL DOWN PAYMENT: Weekly reservations require a $500.00 nonrefundable rental down payment. There are a few higher end properties that do require a minimum $1000.00 nonrefundable rental down payment. Reservations of 28 days or more require a $1000.00 rental down payment. If you are renting multiple units within a complex or duplex a $1000.00 rental down payment is required. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $75.00 non-refundable processing fee. Final payments are due 60 days prior to arrival. For your convenience we now accept E-checks which will incur a $1.00 processing fee. You can also send a personal check or pay by credit card which will incur a 3% convenience fee.
TRAVEL INSURANCE:
Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
