Old Bridge Village is a luxurious condo located at 112 4th Street South in a charming and quaint section of Bradenton Beach, bordering the Sarasota Bay and harbor yet only a few steps from the sugar sand beaches and shimmering Gulf of Mexico. The village is perfectly located near shopping and several tasty restaurants and right next door to the historic Cortez fishing village. This is paradise for the fisherman, photographer, bicyclist, walker, bird or nature enthusiast, and just about everyone in between. This spacious and upscale two bedroom, two and one half bath unit has a beautiful, heated lap pool and spa in a private garden area with a generous gas grill and private BBQ area.

This extraordinary unit is equipped with a private elevator, boat dock, wet bar with temperature controlled wine cooler, washer and dryer, flat screen televisions and theater sound system to complete this romantic location. The large kitchen featuring a gas range, granite counters, hardwood cabinets and stainless steel appliances is ideal for the pampered chef. Features such as lavish Italian porcelain tile throughout, and a jetted tub located in the master bathroom are just a few of the extras included.

This luxury unit sleeps six with two queen beds and a queen size pullout sofa.

There is a one month minimum rental required. Although this is a new addition to our rental family, it will book up quickly, so reserve today and don't be disappointed.

Parking is limited to two vehicles.

RENTAL DOWN PAYMENT: Weekly reservations require a $500.00 nonrefundable rental down payment. There are a few higher end properties that do require a minimum $1000.00 nonrefundable rental down payment. Reservations of 28 days or more require a $1000.00 rental down payment. If you are renting multiple units within a complex or duplex a $1000.00 rental down payment is required. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $75.00 non-refundable processing fee. Final payments are due 60 days prior to arrival. For your convenience we now accept E-checks which will incur a $1.00 processing fee. You can also send a personal check or pay by credit card which will incur a 3% convenience fee.
SECURITY DEPOSITS: There are two options:
1. You can purchase the Vacation Rental Damage Protection for $50.00 when making your reservation. More information can be found at www.vacationrentalinsurance.com/g10vrd
2. You can pay a $1500.00 Security Deposit that will be refunded to you two weeks after you check out and the property is inspected to ensure that no damages have occurred.

Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
