The Siboney located at 3700 Gulf Drive in Holmes Beach, is an exquisite, executive level home with a private heated pool set amidst tropical, native landscaping. Its 2000 square feet of luxury! The beach is approximately one half block away with no major roads to cross. You can enjoy views of the gulf from almost every room. This spacious property features all normal amenities as well as extras such as a garage and a full size washer and dryer.

The location of the Siboney is convenient to shopping, restaurants, the Manatee County Public Beach and the trolley stop. A car may not even be required!

Both the living room and the master bedroom suite feature a gas fireplace. The master bath has been totally renovated and now includes a wonderful and unique free standing bathtub. Both of the other bathrooms have been renovated as well. The entire property is freshly painted inside and out.

The Siboney has a 42 inch television in the living room with a DVD and VCR. All three bedrooms have televisions. Two of the bedrooms have DVD and VCR players as well. Naturally, wireless internet with expanded cable and free domestic long distance calling is provided. There is even a computer printer for your use.

Last but not least is the extremely large roof top deck with panoramic and sweeping views from Gulf of Mexico to the Sarasota skyline. What a relaxing place to enjoy the sunsets of Holmes Beach!

The Siboney sleeps six comfortably with a king size bed in the main upstairs bedroom, a queen size bed in the second upstairs bedroom, a queen size bed in the lower level bedroom.

One small pet less than 25 pounds is permitted with a $150.00 non-refundable pet fee.

This beautiful home is understandably very popular and books quickly, so please don't delay. It can be rented in conjunction with the Villa de la Playa for larger groups up to fourteen.

Rentals of less than one week cannot be accepted.

Parking is limited to three vehicles.

RENTAL DOWN PAYMENT:
Weekly reservations require a $500.00 nonrefundable rental down payment. There are a few higher end properties that do require a minimum $1000.00 nonrefundable rental down payment. Reservations of 28 days or more require a $1000.00 rental down payment. If you are renting multiple units within a complex or duplex a $1000.00 rental down payment is required. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $75.00 non-refundable processing fee. Final payments are due 60 days prior to arrival. For your convenience we now accept E-checks which will incur a $1.00 processing fee. You can also send a personal check or pay by credit card which will incur a 3% convenience fee.

SECURITY DEPOSITS: There are two options:
1. You can purchase the Vacation Rental Damage Protection for $50.00 when making your reservation. More information can be found at www.vacationrentalinsurance.com/g10vrd
2. You can pay a $1500.00 Security Deposit that will be refunded to you two weeks after you check out and the property is inspected to ensure that no damages have occurred.

TRAVEL INSURANCE:
Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
